In November, Brunswick County’s residential real estate market told a familiar story. The number of homes sold and the prices of those homes didn’t change much from November 2022, while the number of new listings increased slightly and homes continued to sell quickly. “November’s numbers are 100% on trend with what we’ve seen historically and throughout this year,” said Cynthia Walsh, BCAR CEO. “It’s normal for real estate activity to decrease during the holiday months, so it’s not surprising to see the numbers line up with Novembers of the past. Overall, our market remains strong and steady as we close out the year.” Brunswick County saw new listings increase 12.3% in November, increasing from 446 to 501. Total sales volume increased 6.6%, from $179,500,000 to $191,360,000. The average sales price increased 7.1%, from $453,283 to $485,680, while the median sales price decreased 4.6%, from $384,240 to $366,495. The number of units sold decreased 0.5%, from 396 to 394. Brunswick County saw 27 sales of $1 million or higher, with the largest sale at more than $3 million in Ocean Isle Beach. Homes spent just over a month on the market in November. The absorption rate, which is the amount of time it would take to sell all the current inventory, hovers at three months. Year-to-date sales volume through November totaled $2,317,590,000, down 1.4% from $2,350,690,000 at the same point in 2022. The average year-to-date sales price dipped 2.9% compared to the same point in 2022, from $454,135 to $440,865, while the median sales price decreased 1.2%, from $370,514 to $366,224. The number of units sold through November fell 4.6% compared to last year, from 5,168 to 4,930 and the number of new listings decreased 0.1%, from 6,068 to 6,062. Brunswick County Residential Real Estate Market Update - October 2023 In October, new listings and total sales volume increased, while Brunswick County’s real estate market surpassed $2 billion in year-to-date sales volume for the third consecutive year. “I remember when $1 billion in total sales volume seemed out of reach, so topping $2 billion for the third straight year is a major milestone for Brunswick County’s real estate market, and this year we crossed that threshold with two months to spare,” said BCAR CEO Cynthia Walsh. “Our market remains active and competitive, even in the face of national headwinds, and we see no indications of a slowdown in our area.” Brunswick County saw new listings jump 22.8% in October, increasing from 470 to 577. Total sales volume increased 4.1%, from $211,520,000 to $220,100,000. The average sales price increased 2.7%, from $472,150 to $484,802, while the median sales price decreased 12.8%, from $425,000 to $370,750. The number of units sold increased 1.3%, from 448 to 454. Brunswick County saw 35 sales of $1 million or higher, including four sales in excess of $2 million. Homes spent an average of 46 days on the market in October. The absorption rate, which is the amount of time it would take to sell all the current inventory, remained below three months. Year-to-date sales volume through October totaled $2,126,230,000, down 2.1% from $2,171,190,000 at the same point in 2022. The average year-to-date sales price dipped 2.9% compared to the same point in 2022, from $454,220 to $440,865, while the median sales price decreased 0.8%, from $369,141 to $366,224. Our market is showing no signs of cooling off even though it’s finally getting cooler outside.” Brunswick County saw a jump in new listings in September, increasing 15.6%, from 468 to 541. Total sales volume decreased by 4.6%, from 215,280,000 to $205,460,000. The average sales price increased 4.7%, from $465,983 to $488,018, and the median sales price increased 3%, from $364,438 to $375,247. The number of units sold dropped 8.9%, from 462 to 421. Brunswick County saw 25 sales in excess of $1 million, including a $3 million sale in Southport and two sales in excess of $2 million. Homes spent an average of 50 days on the market in September. The absorption rate, which is the amount of time it would take to sell all the current inventory, increased slightly to 2.7 months. Brunswick County Residential Real Estate Market Update - August 2023 Prices, total sales volume, number of homes sold up from 2022 Brunswick County’s residential real estate market saw continued momentum in August, with the highest number of new listings in 2023, the third-highest month of home sales in 2023, and the highest sale price Brunswick County has seen in the last 10 years. Additionally, we saw the second highest average sales price in 2023 and increases in total sales volume and the number of homes sold. “Our market has struggled to keep up with much-needed inventory throughout the year, but we’re finally starting to see more homes on the market,” said BCAR CEO Cynthia Walsh. “While our market reached the highest number of new listings so far this year in August, which is good news for buyers, demand is staying strong and we’re still in a sellers’ market.” Brunswick County saw $255,810,000 in total sales volume in August, a 10% increase from $232,570,000 in August 2022. The average sales price increased 5.9%, from $455,130 to $481,757, and the median sales price increased 5.1%, from $370,000 to $389,000. New listings decreased slightly by 0.2%, from 611 to 610, but is still the highest number so far in 2023. The number of units sold went up 3.9%, from 511 to 531. Brunswick County saw 28 sales in excess of $1 million, including a $6,750,000 transaction that is the county’s largest in in the last 10 years. Brunswick County sales accounted for 18% of all sales in the North Carolina Regional MLS. Homes spent an average of 54 days on the market in August. The absorption rate, which is the amount of time it would take to sell all the current inventory, increased slightly to 2 ½ months. Brunswick County Residential Real Estate Market Update - July 2023 Brunswick County’s residential real estate market stayed hot in July, with higher prices, and sellers receiving nearly 100% of their original list price. The number of homes sold and total sales volume both decreased slightly, likely driven by a decrease in new listings and a continued tight inventory. “Our market is as hot as the temperature outside,” said BCAR CEO Cynthia Walsh. “Here’s the proof: in July, houses sold for 98% of their list price on average, with only about an $8,000 difference between the initial list price and the sale price. This is the closest margin we’ve seen in the past twelve months. Overall, demand remains strong in our market, and we see no signs of that changing in the immediate future.” Brunswick County saw $206,350,000 in total sales volume in July, a 4.8% decrease from $216,760,000 in July 2022. The average sales price increased 2.4%, from $446,937 to $457,533, and the median sales price increased 3.6%, from $364,990 to $378,000. New listings dropped 8%, from 585 to 538. The number of units sold decreased 7%, from 485 to 451. Of the 451 homes sold in July, 56.8% were sold at or above list price. Brunswick County saw 21 sales in excess of $1 million, the largest being a $3,634,000 transaction on Ocean Isle Beach. On average, homes sold for 98% of their original list price. Homes spent an average of 50 days on the market in July. While this is a quick turnaround, not all homes sold in 50 days. There were 39 homes sold the day they hit the market, 268 homes sold in 50 days or less, 83 homes sold in 51 to 100 days and 62 homes sold in over 101 days. The absorption rate, which is the amount of time it would take to sell all the current inventory, is holding steady at two months. Year-to-date sales volume through July totaled $1,444,860,000, down 4.4% from $1,511,820,000 at the same point in 2022. The average year-to-date sales price dipped 2% compared to the same point in 2022, from $449,848 to $440,865, while the median sales price increased 1.2%, from $361,710 to $366,224. The number of units sold through July fell 6.6% compared to last year, from 3,351 to 3,130, and the number of new listings decreased 5.9%, from 4,073 to 3,833.
