- What does it mean to be Pre-Approved?
Being pre-approved means that a lender has evaluated your creditworthiness and financial situation and has determined how much money they're willing to lend you for a mortgage. The lender will typically look at factors such as your credit score, income, debt-to-income ratio, and employment history to make their decision. Once you're pre-approved, you'll receive a letter from the lender outlining the amount of money you're eligible to borrow, the type of loan you qualify for, and the interest rate you can expect. During the pre-approval process, lenders evaluate your financial history, credit score, and debt-to-income ratio to determine how much money they're willing to lend you. This information can help you avoid falling in love with a property that's out of your price range and can save you time and disappointment. With a pre-approval in hand, you can also better understand the terms and conditions of your mortgage, including the interest rate, down payment, and monthly payments. Pre-Approval Vs. Pre-Qualification

Oak Island, North Carolina is a beautiful place to visit and live with its sandy beaches and ample opportunities for outdoor activities. However, one aspect of the island that can be a bit of a nuisance for visitors and residence is the new paid parking system. This is more than any other island on the NC coast. Quick overview of Paid Parking: Paid Parking is enforced from April 1 - September 30 between the hours of 9:00AM-5:00PM. Map of parking and handicap beach access WHY? So why does Oak Island require paid parking? The primary reason is to help fund the maintenance and upkeep of the island's parking areas, beach access points and overall upkeep of the public spaces on the island. The revenue generated from parking fees is used to ensure that visitors have a safe and enjoyable experience on the island. Another reason for paid parking is to help manage traffic and congestion on the island. During the peak season, Oak Island can become quite busy, and parking can be difficult to find. Paid parking helps to regulate the number of vehicles on the island and encourages visitors to carpool or use alternative forms of transportation. While paid parking may seem like a hassle, it's a necessary part of ensuring that Oak Island remains a beautiful and safe destination for visitors. By purchasing a parking pass, visitors can help support the island's infrastructure and contribute to the preservation of its natural beauty. In conclusion, paid parking on Oak Island is an important part of maintaining the island's infrastructure and preserving its natural beauty. While it may seem like a nuisance, it's a small price to pay for the privilege of enjoying all that Oak Island has to offer. So the next time you visit Oak Island, be sure to purchase a parking pass and help support this beautiful destination.

- 4 Reasons to get Pre-Approved before House Hunting
1. You are likely to create unrealistic expectations for yourself. You may think your budget is higher or lower than you qualify for, creating unrealistic expectations. When you start looking at houses that are outside of your budget you train your eye to like a certain level of finishes. Creating a certain expectation can make finding a house that you love difficult because you have trained yourself to expect a certain level of finish. 2. Being pre-approved creates a stronger offer. When it comes time to make an offer your offer will be stronger and stand out to the seller if you are pre-approved. This lets the seller know that you are serious, have the financial means to close the deal and are ready to roll! 3. It educates you on the loan options and the details of your loan. Being pre-approved allows you to go through the loan options, decide which is best for you. This also allows you to become familiar with your down payment, monthly payments, interest rates and insurance estimates. 4. It speeds up the process. Getting pre-approved requires a bit of work on the buyer side. When you do this before house hunting it gives you the edge to move the process along quicker than others. Getting pre-approved for a mortgage before house hunting and making an offer on real estate helps create realistic expectations by giving you a clear understanding of what you can afford. This knowledge can help you make a more informed decision about which properties to consider and how much to offer. Ultimately, getting per-approved for a mortgage can help you set realistic expectations and make a confident and informed decision about buying real estate.
